Mold testing and remediation
Basement mold and attic mold are the two most common areas of household mold problems. As a leading certified mold inspector in Rochester, we have expertise in detecting and fixing current mold problems—and preventing future attic mold and basement moisture issues.

Causes of basement mold and basement moisture
Most basement mold is caused by basement moisture from one of these sources:
- Gutter problems.
- Improper footer drains.
- Faulty sump pumps.
- Groundwater seepage.
- Plumbing leaks.
- Flooding.
 It’s imperative that all moisture issues are resolved prior to mold remediation is started or the mold will return!
We have several processes that we use to correct moisture intrusion issues in basements depending on the age of the home and the type of drainage system the home has.
We also use masonry water proofing sealers and mold proof coatings to insure moisture issues are solved and to prevent future mold issues.
We are a green company and only use environmentally safe materials.
NOTE: BLEACH DOES NOT KILL MOLD!!!
One of the biggest misconceptions is that bleach kills mold!! It's toxic to use and it only kills a few different types of mold. If anyone tells you to mix bleach with water to clean mold, they are incorrect. You should consult with a professional prior to attempting any cleaning of mold yourself.
Attics:
Attics are a haven for mold resulting from any number of possible moisture issues. Bathroom fans that are vented directly into the attics, poor ventilation, insufficient insulation and roof leaks are just a few potential mold growth problems. Homeowners rarely check attics. Check your attic regularly for mold growth on sheathing, roof plywood and structural supports. Checking your attic regularly could save you thousands of dollars in remediation costs.

Start to Finish Mold Remediation in a bathroom:

This is a bathroom that had a leak from the bathroom above it. You can see the mold growth on all the plywood and studding.
The first thing we that we did was to test all the walls, tile, tile mastic, grout and caulking for asbestos. The tile mastic and the joint compound came back positive for asbestos. We had an asbestos abatement contractor come in and remove all the areas that had asbestos containing materials. We then removed the bathtub. Once that was completed, we moved in for the mold remediation.
  
In the above three pictures you see that we closed off the area with one layer of plastic with a door slit cut through it. Over that we taped another layer of plastic for a door. This maintains the negative pressurization needed to minimize cross contamination. In the second and third pictures, you see the negative air machine along with the exhaust hose vented out the bathroom window. We also covered the carpet with plastic to prevent mold spores from getting into the carpet.
  
In the first picture above, we used a disinfectant and fungicide that we applied on all the moldy surfaces to kill as many mold spores as possible. We made sure that all areas of mold growth were completely saturated with the disinfectant. The ensures that all mold spores that become airborne are dead. We then used a palm sander with 50 grit sandpaper attached to a HEPA vacuum to sand off the mold growth. We had to remove the floor as the floor was delaminating and could not be cleaned.
 
You can see in the above pictures the wall partially cleaned and then completely cleaned plywood. After all the areas were cleaned, we then washed all surfaces in the contained area with Borax and water. After that was complete, we HEPA vacuumed all surfaces. We then washed all areas again, followed by more HEPA vacuuming. Post remediation air testing was completed to make sure the area was safe to breakdown containment.

We removed and double bagged all mold contaminated items. Cleaned and HEPA vacuumed the complete basement twice! Drilled drainage weep holes on all the lower block walls to relieve water pressure in the block. Lastly, we applied two coats of a mold proof coating on all the block walls.
A final clearance air test was completed at the end of the job. Another satisfied customer!!
BEWARE HOME BUYERS!!! INSIST ON A MOLD INSPECTION BEFORE PURCHASING!! CHECK OUT THE PICTURES BELOW! THE HOME INSPECTOR WHO INSPECTED THIS HOME NEVER DISCLOSED THE MOLD PROBLEM BELOW THE PLANK FLOORING IN THE BASEMENT! MAKE SURE YOU CHECK THE AGREEMENT BEFORE SIGNING WITH THE INSPECTOR. MOST INSPECTORS ARE ONLY RESPONSIBLE FOR THE COST OF THE INSPECTION IF THEY MISS SOMETHING!
  
WHAT YOU SEE HERE IS BLACK MOLD BELOW ALL OF THE FLOORING FROM A FOUNDATION LEAK. THE NEW HOMEOWNERS WERE STUCK WITH THE REMEDIATION BILL AND THE INSPECTOR OFFERED ONLY TO REFUND THE INSPECTION FEE. A SMALL AMOUNT COMPARED TO THE REMEDIATION BILL!!
